Inspecting Your Investment
Routine inspections are an extremely important part of managing a rental property and at Mancini we invite our landlords to every routine inspection to give you the opportunity to inspect your investment. This is the only way you can adequately assess the condition of the property and address any concerns, as well as being aware of future maintenance that may be required.
Frequent Training
Knowledge is power and with this in mind, our Property Managers regularly attend training as well as keep up to date with any changes to the Residential Tenancies Act. By doing this, we’re able to strengthen our skills to become more efficient and productive. Renting Tips
A Successful Application
Looking for a new home can be stressful and time consuming. Whilst you are rushing between numerous open for inspections and trying to impress property managers it is easy to forget things. Having all your documentation ready with identification already copied when applying for a rental will not only avoid delays but give you a fighting chance at securing that new address.
Your New Home
We understand that securing a rental property can be a very exciting time and things can easily be overlooked. To avoid delays in collecting the keys to your new home, please ensure that when you come to sign your lease that you have your bond and first month’s rent readily available, otherwise you could stumble across some setbacks.
The Cleaner The Better
When vacating a property it is imperative that you employ a professional steam/dry cleaner to carry out your carpet cleaning. This will minimise any issues or disputes when it comes to receiving a full bond refund. Always leave a property how you would expect to find one when moving in.
Condition Reports
AT the commencement of your tenancy, it is very important to remember to return your completed condition report within 3 business days of receiving your keys. You do not want to be held accountable for damage to a property that wasn't caused by you.
Need Some Help?
To avoid any miscommunication or confusion, it is always best to put maintenance requests or any urgent communication in writing or via email, that way there is a record of the date it was sent and received. We have even included a maintenance request form on this site that will be sent straight to our team.
Utilities
In some cases, utility providers will still charge you even when you are no longer living at the property. It is your responsibility as the vacating tenants to inform your service providers that you are moving house, organise your final meter readings and disconnections.
Make An Appointment
If you would like to meet with your property manager it is best to make an appointment to ensure they are available to meet with you. To do this please contact the office to book in a time that is suitable to both parties.
Late Payments
Here at Mancini we understand that sometimes unexpected things happen and that issues can arise which may mean you are late with your rental payment. Where you can anticipate your rent being late, simply notify your property manager in advance. It is always better to be proactive and notify your property manager in advance.
Routine Inspections
When the time for your routine inspection comes around, take some time to present your home in it's best light. Dust out the cobwebs from the corners and check behind the couch so you can impress your property manager and get a big tick on your report card. This is also very important as your landlord may be in attendance with your property manager and they want to see that their investment is being well looked after.
